How Much Does Interior Painting Cost in Auckland? (2026 Prices Per m² and Per Room)

Floor plan, glasses and pen on a desk while planning interior painting costs for an Auckland home

Interior painting in Auckland is running between $18 and $55 per square metre this year, and almost all of that gap comes down to the state of the walls before anyone opens a tin. We finish interiors for a living, so we walk through the same houses painters quote on, usually a week or two earlier. Below are the 2026 numbers, what pushes a job to the top of the range, and how to read a quote so you are comparing the same work.

What Interior Painting Costs Per Square Metre in 2026

A new build with fresh, well stopped board sits at the bottom of the range, roughly $18 to $35 per square metre. Walls are flat, joints are sound, and the crew can seal and coat without stopping to repair anything.

Older homes land between $35 and $55 per square metre. That is where sanding back old enamel trim, filling, patching, re-stopping damaged joints and dealing with wallpaper glue all start adding hours.

Two things to watch when you compare rates. They are usually quoted excluding GST, and they apply to the wall and ceiling area being painted, not the floor area of the house. A 120 square metre home has closer to 400 square metres of paintable surface.

Room by Room Prices Auckland Homeowners Are Paying

  • Bedroom repaint: $800 to $2,000
  • Living room repaint: $1,200 to $3,000
  • Bathroom repaint: $800 to $1,800
  • Ceiling only, per room: $500 to $1,500
  • Trim and skirting, per room: $300 to $800
  • Feature wall: $200 to $500

Bathrooms look small on paper and still cost close to a bedroom. There is cutting in around the vanity, mirror, extractor and window reveal, and the paint itself needs to handle steam, so the product costs more per litre and the cutting takes longer than the rolling.

Whole House Figures

  • Two bedroom unit: $5,000 to $8,000
  • Three bedroom home: $8,000 to $18,000
  • Four bedroom home: $15,000 to $22,000
  • Kitchen cabinetry, priced separately: $3,000 to $6,000

The three bedroom range is wide for a reason. A 2016 townhouse in Flat Bush with square stopped edges and 2.4 metre studs sits near $8,000. A 1930s bungalow in Mt Albert with scrim lined walls, high ceilings, deep timber architraves and forty years of enamel on the doors can reach the top of that range before anyone discusses colour.

Why Two Quotes on the Same House Differ by Thousands

Preparation is where the money goes, and it is the easiest line for a cheap quote to leave out.

We get called into houses where the paint was applied over walls that needed work first. The tells are always the same. Screw heads popping through in a line up the wall. Joints showing as long shadows once low winter light comes down a hallway. A hairline crack reopening at the wall and ceiling junction within a season. Once a low sheen paint is on, every one of those faults is more visible, because flat paint has nothing to hide behind.

A quote that includes proper GIB® stopping repairs, skim coating where it is needed and full sanding will look dearer on the day you sign it. It is the cheaper of the two by the second winter. Where framing has moved or board has been damaged, the fix belongs to GIB® fixing and plastering before a painter is on site at all. If you are unsure what your walls are lined with, this guide to GIB® plasterboard runs through the board types used in New Zealand homes.

If you are weighing up doing some of it yourself, our guide to painting GIB® board covers the sealing and sanding steps that decide how the first coat sits.

Ceilings, Stairwells and Access

Height changes the price as much as area does. A stairwell void needs trestles or a mobile scaffold, and setting that up safely can take longer than the painting. Raked and cathedral ceilings slow the rolling down, 2.7 and 3 metre studs add a full cut line at height, and a villa with plaster cornices needs a careful hand where the ceiling meets the wall.

Anything over about 2.4 metres, ask how the crew plans to reach it and whether the gear is in the price.

What a Painting Quote Should Spell Out

  • Number of coats per surface, and whether a sealer coat is included on new or patched board
  • The products and sheen levels by surface, for example a low sheen on walls and a semi gloss enamel on trim
  • What preparation is included, and what is priced as a variation if it is found once furniture moves
  • Whether ceilings, doors, skirting, window reveals and wardrobe interiors are in or out
  • Access equipment
  • Whether the figure includes GST

If preparation is a single line with no detail, ask for it to be itemised. That one question tells you more about a painter than any photo gallery will.

Where Homeowners Waste Money

Repainting room by room over three years works out dearer than doing the house in one go, because the setup, masking and travel get paid for every time. If the budget is tight, a better split is doing every ceiling and wall in one hit and leaving the trim and doors for next year.

The other avoidable cost is painting over walls that were never going to hold the finish. Getting the surface right first, then painting, is a smaller bill than painting twice.
